STR Permits

Learn how to apply for, renew or cancel your Short Term Rental (STR) permit.

Apply

Permits are valid for three years and are not transferable.

  • A separate permit is required per individual unit.
  • Permits are issued within five business days once a complete application is received.

NOTE: Any missing information from your application will delay the issuing of your permit.

Step 1.Requirements

Contact Information

Please include for all of the following:

  • property owner
  • applicant
  • 24/7 designated operator
Floor Plan and Parking Plan

These plans should show the following:

  • maximum number of guests
  • location of fire extinguishers
  • sleeping areas
  • emergency evacuation routes
  • designated parking spaces
Owner Authorization
If the person applying is not the owner, a notarized authorization (PDF) from the owner is needed.
Proof of Ownership

Staff uses the Bexar County Appraisal District to verify the owner of record.

If you have recently purchased the property, please provide the recorded warranty deed.

Application Fee
$100 (non-refundable): This fee is payable by credit card or e-bank.

Zoning Restrictions

STRs are allowed in any residential zoning district except:

  • C-3
  • L
  • I-1
  • I-2

Density Limits

The ordinance uses a “blockface,” or one side of the street between intersections, in the calculations done to determine how many STRs are allowed.

Once the density limit is reached, a special exception for a permit is needed from Board of Adjustment. The fee for properties with a Homestead Exemption is $400 and $600 for all others.

Renew

Three months before the expiration of your permit, you will receive an email reminding you to renew it.

NOTE: Failure to renew will cause the permit to expire.

Update or Confirm Your Information
  • If you have any changes since your original application was submitted, please include all the updated documents. (For example, an updated floor plan or changes to your applicant information.)
  • If there are no changes, provide a statement confirming this.

Hotel Occupancy Tax (HOT) Payments

We will check the HOT Taxpayer Number status, so please ensure you are current with the monthly payments.

Cancel

To cancel an STR permit, please provide the following information:

  • property address
  • Hotel Occupancy Tax (HOT) account number
  • STR permit number
  • statement confirming you want to cancel your STR permit and HOT account
