Casita Permit-Ready Plan Library
In March 2024, the City issued a solicitation to receive ADU Permit-Ready Plans, now referred to as Casita Permit-Ready Plans.
Design professionals submitted Casita Permit-Ready Plan designs for consideration. The selected plans are available for residents to use and connect with designers on. More information will be featured on the Casita Incentives page in fall 2025 on how to qualify for additional incentive funding to construct a casita.
The City offers a library of Casita Permit-Ready Plans that community members can use. The following plans have been reviewed and approved by the City's Development Services Department. Using a permit-ready plan saves prospective casita-builders time and money. These plans are 100% building plans that are not site specific, so you don't have to start from scratch.
Casita Permit-Ready Plan Associated Fees
Casita Permit-Ready Plans will be subject to the following tiered Fee Schedule:
- Base Plans (no modifications): $450, paid directly to the plan designers.
- Site-Specific or Customized Plans: Pricing varies based on the extent of design changes and the designer's fee schedule. A complimentary preliminary meeting with the design firm is included.

Steps to Building a Permit-Ready Casita
- 1. Browse the Library
- Explore our Casita Permit-Ready Plan library and find one suitable for your needs and site.
- 2. Verify your Zoning
- Review the zoning districts that allow casitas, formally known as Accessory Dwelling Units (ADUs). Check the OneStop map to verify the zoning of your property and confirm your zoning allows a casita to be built.
- 3. Select a Design
- Choose a design and connect with our Casita program team through the contact form.
- 4. Apply for a Permit
- For information on permitting, check our Casita (or Accessory Dwelling Unit) Permitting page. It is preferred you submit a building permit application within 6 months of receiving your permit-ready plan.
- 5. Complete the ADU Affidavit and Covenant
- To receive a permit, complete your affidavit acknowledging the property owner must live on the property for the legal use and occupancy of the casita. An affidavit is a written statement from a person that they sign and swear is correct. This affidavit must be recorded in Bexar County's public records. The affidavit recognizes a casita as an Accessory Dwelling Unit (ADU).
