Bigger Than Ever Property Tax Savings – In June 2023 City Council doubled the City's homestead exemptions. This means homeowners will receive more property tax relief! Disabled and senior homeowners will benefit from a tax freeze and reduction of the property tax rate.

NOTE: The Bexar County Appraisal District (BCAD) will automatically update existing homestead exemptions. You may verify your homestead status at BCAD.

Property Tax Help Sessions

Attend a free exemption workshop hosted by the City of San Antonio. Each session will start with a brief presentation on property tax exemptions followed by a one-on-one workshop. Bexar County Appraisal District representatives will also be present and answer your individual questions and help you complete your exemption form.

What to bring for one-on-one help

Each homeowner should bring:

  • A Driver’s License or State-Issued ID

If you inherited your home from a family member who has died and their name is still on the property records, bring:

  • A copy of the prior owner’s death certificate
  • A copy of the property’s most recent utility bill
  • If you have one, a citation of any court record relating to your ownership of the property (such as a probated will)

If you receive social security benefits due to disability, bring:

  • Social security award letter, showing proof of disability

If you are a member of the following groups, additional help may be available. Bring any documents showing you are a:

  • Surviving spouse of a member of the armed services killed in action
  • Surviving spouse of a first responder killed in the line of duty
  • Disabled veteran or their surviving spouse

Can't make a session?

The Mexican American Unity Council (MAUC) in partnership with the City of San Antonio will host year-round satellite offices that offer property tax assistance to lower your tax bill.

 

Services are provided in English and Spanish. Additional language interpretation, including ASL, are available upon request. Let MAUC know what language services you need when you call!

About Property Tax

Every year, the Bexar County Appraisal District (BCAD) decides the property value of your home. You will receive a tax statement with an assessed value of your home. This will tell you how much your home would sell for in comparison to other homes in your neighborhood. The appraised value will affect the amount of property taxes you owe.

If you believe your home was assessed too high, you can appeal the assessment with the County, commonly referred to as protesting.

Bexar County Appraisal District will schedule a hearing to give you the opportunity to protest your taxes. At the hearing you will speak to a panel and explain why you think the taxes should be lower. You can attend the hearing in person, virtually or telephone conference phone call.

How property taxes are used

Bexar County collects property taxes to contribute to local services such as:

  • the health system
  • libraries
  • schools and colleges in your neighborhood
  • improved roads

Property tax exemptions

Property owners can lower property taxes even further through exemptions, such as:

  • Owning and living in a home (Homestead Exemption)
  • Being aged 65 years or over
  • Having a verified veteran status
  • Being disabled

Preparing for a Property Tax Appeal

Gather supporting documents

Gather evidence to support your reason for lower property taxes. This can include information like:

  • Research of your neighbor's property values from the Bexar County Appraisal website
  • Taking photos of property damage that could cause a decrease in value
  • Gathering estimates for items that may need repair
