District 1 Celebrates Approval of Downtown Hotel Conversion for Affordable Housing
SAN ANTONIO (December 2, 2025) – The San Antonio Housing Trust (SAHT) approved a redevelopment project that will convert an existing hotel property into a 220-unit residential community, expanding affordable housing options in District 1.
The conversion of the property, better known as The Whitney, was approved during a December 1 SAHT meeting as part of a focus on bringing more affordable housing downtown. Being developed by Good Homes, the project will include 5 units at 40% AMI, 35 units at 50% AMI, and 71 units at 80% AMI, with the remainder at market. This investment brings in a 93% community benefit ratio over 10 years.
“With the approved transaction of this property, more individuals and families in need can obtain affordable housing in downtown,” said District 1 Councilwoman Dr. Sukh Kaur. “The approval of the Whitney is a strategic investment in expanding workforce housing within walking distance of the Alamo, Hemisfair, and potential Spurs arena.”
The Whitney is located at 425 Bonham Street. The property was originally built in 1996 and last renovated in 2004.
